The “Park on Adams” was constructed in 1927. The buildings original owner was Lester Briggs, a “young boy millionaire”, and the architect was Percival R. Pereira (associate of C. Howard Crane), and was called the Hotel Briggs. The eighteen story 100,000sf building is located in downtown Detroit within the Grand Circus Park Historic District and was constructed in the Chicago School high-rise design style. The rectangular shaped building features Art Nouveau influenced decorative elements on the south façade. Originally attached to the west side of the building was the Oriental Theatre (aka RKO Downtown). Considered Detroit’s only atmospheric movie theatre, The Oriental Theatre shared lobbies with the Hotel Briggs and was demolished in 1953. The historic renovation provides 116 apartments with minimal modifications to the typical residential floor plans. The primary focus of the interior and exterior renovations was to retain as much of the historic material as possible. The main residential lobby and storefront were restored to match the original. The project received Federal Historic Tax Credits.
